Prior to marketing your property for sale the law requires you to prepare the Contract for Sale for inspection by a prospective purchaser. We have the knowledge and experience to prepare the contract and any special conditions to your best advantage. You will be advised what the costs are at the first interview.
If your property is to be marketed by a Real Estate Agent they must have that contract. The Real Estate Agent is also required by law to have an agency contract with you. We will advise you free of charge on Agency contracts when we look after you on your sale.
As a Purchaser we can advise you on the full range of options available to you before signing a Contract for Purchase, advise you what costs are involved, including stamp duty, negotiate on any further desirable special terms or conditions, attend to your lenders requirements, arrange for all searches and enquiries necessary to guarantee you get good title to the property. When the transaction is finalised we will provide you with a written guarantee giving you comfort that you have indefeasible title to the land.
As a Borrower (or Mortgagor) you should be aware of alternatives with funding finance and the pitfalls in mortgage documents. Our costs are reasonable and backed by a wealth of experience in such transactions. We can also negotiate with various lenders to provide you with the best available lending product to suit your needs. Our mortgage broking service is free of charge to you.
